There are a total of 95 units, 35 of which are registered offsite addresses.

There is no pending litigation at this time.

 

Fees and Purchase Questions

What do I do if I want to Rent out My Unit?

There is a Rental Restriction of a maximum of 28 units. The Association is currently at maximum; no new rentals will be permitted at this time per the Second Amendment of the CC&R’s, 2013.

There are currently TWO units on the waiting list to be approved for rentals.

Homeowners who purchased their units prior to 2014 are exempt from this restriction in accordance to ownership pre facto of this amendment.

Is there a Move in/Move Out fee?

Yes, there is a $200.00 non-refundable Move In/Move Out Fee that covers administrative and grounds work inherent to a change in tenancy. A refundable $150.00 is also required prior to the moving day which will be refunded pending submission of an updated Occupancy Form (click here), a Lease (if applicable), and confirmation of no damage to the common area during move.

Submit the $200.00 non-refundable fee and the $150.00 refundable deposit via two separate checks to:

Are Pets permitted at the Bayview?

Yes, but homeowners must pay an initial $500.00 registration fee per dog and a succeeding annual fee of $100.00 by January 1st of each following year.

What are some amenities/facilities at the Bayview?

  • Pool and Spa
  • Fitness Room
  • Community Room, private reservation of the Community Room is available for a refundable deposit of $200.00, which will be returned after confirmation of no damage/mess. Contact Jerry Anselmo for reservation

How do I update my personal/tenancy information at my unit?

How can I receive Emails regarding upcoming Events in my Community?

Numbers You should know:

100 = Fee (in dollars) for not attending the Annual Meeting in person or by proxy.
3 = Maximum Occupancy (in persons) in a single bedroom unit.
5 = Maximum Occupancy (in persons) in a two bedroom unit.
9 = Maximum Length (in months) of lease.
8 = Maximum attendance (in persons) of a private party at the pool and barbecue area ($100.00 violation fine)
0 = Amount (of Items) permitted to be stored on/in balconies and carports ($50.00 violation fine)

Storage Rooms:

Open storage is available to all residents in the following locations:

  • Vallejo Building – 1st, 2nd, and 3rd Floors
  • Frontera Building – 2nd, and 3rd Floors (use of the 1st Floor Storage Room is prohibited)

Common Area Key Purchase:

Cost – $100.00

Please submit check to Grayson Community Management via mail. The Management will arrange the distribution of your new key.

Architectural Control Restrictions:

Hardwood floors are not permitted in bedrooms nor in hallways leading to bedrooms. No extenuating agreements between neighbors may supersede this restriction.

Where can I post a ‘For Sale’ or ‘For Rent’ sign?

Real estate Signs promoting the availability of units in Bayview shall be posted in the grass area between the building and the city sidewalk. Signs shall be no larger than 12” x18” and shall be printed in black and white only. Signs may remain posted for no longer than a 90 day period.

A Real Estate of  ‘For Sale’ or ‘For Rent’ sign may be displayed in view from one’s windows but may not be attached to any part of the balcony or patio railings or displayed from windows in common areas. No other signage, advertisement or pictures may be displayed from windows

My Fireplace pilot light is out, what do I do?

Contact PG&E at 1 800 468 4743. They will dispatch someone to come relight your Pilot.

What do I do if I’ve lost my mailbox key?

Jerry may have a copy of your mailbox key, try contacting Jerry Anselmo to see if he can provide for you a copy. If not, you will have to contact a locksmith at your own expense. If the lock is changed, please provide Jerry with an updated copy that he may assist you in the future.
